Emma will never act as your fiduciary representative while simultaneously acting as an undisclosed purchaser.

The selling process, step by step.

Whether you list on the market or choose a direct sale, knowing what comes next makes every decision easier. Here is how a listing moves from our first conversation to closing day.

    Consultation and Strategy

    We walk through the property together and talk about your goals, timing and next move. We review New Jersey’s Consumer Information Statement and the listing paperwork, and decide whether a full market listing or a direct sale fits your situation best.

  2. 02

    Pricing

    I prepare a market analysis using recent comparable sales, active competition and your home’s condition and features. Pricing well from day one matters most, because the first weeks on the market bring the most attention.

  3. 03

    Preparation

    We plan the repairs, cleaning, decluttering and staging that are worth doing, and skip the ones that are not. The goal is the best return on your time and money, not a renovation.

  4. 04

    Disclosures and Documents

    You complete the New Jersey Seller’s Property Condition Disclosure Statement, including flood risk disclosures where they apply, and we gather the documents buyers and attorneys will ask for.

    Disclosure requirements are set by New Jersey law and can change. Your attorney is the right person for any question about what must be disclosed.

    Launch and Marketing

    Professional photography, a strong listing description, MLS exposure, digital marketing and outreach to other agents bring buyers to the door. Showings and open houses are scheduled around your life.

  6. 06

    Showings and Offers

    I share buyer feedback as it comes in. When offers arrive, we compare them on more than price: financing strength, deposit, contingencies, inspection terms and closing date all affect how likely a sale is to close.

  7. 07

    Attorney Review

    Once you accept an offer and the contract is signed, attorney review begins and both attorneys finalize the legal terms.

    Under the standard New Jersey Realtor contract, attorney review commonly runs three business days, although attorneys may extend it.

  8. 08

    Inspections and Negotiation

    The buyer completes inspections. If requests come back, we weigh repairs, credits or a price adjustment together, and your attorney handles the legal side of any changes.

  9. 09

    Appraisal and Closing Preparation

    If the buyer is financing, their lender orders an appraisal. Meanwhile we coordinate your mortgage payoff, the smoke alarm, carbon monoxide alarm and fire extinguisher certificate, and any certificate of occupancy your town requires.

    Municipal certificates and inspections vary from town to town in New Jersey. We confirm your town’s requirements early so they never delay closing.

  10. 10

    Closing

    The buyer completes a final walkthrough, documents are signed, the deed transfers and your proceeds are paid out. Sold, and ready for your next move.

What to gather.

Having these ready early keeps your listing on schedule and gives buyers and their attorneys confidence from the start.

  • Your deed and any survey of the property
  • Mortgage and home equity details, so your attorney can order payoff figures
  • Recent property tax bills and typical utility costs
  • Permits and paperwork for renovations, additions, a new roof or mechanical upgrades
  • Warranties and service records for the roof, heating, cooling and appliances
  • Association documents, including dues and rules, if the property is in a condo or HOA
  • Past inspection records for radon, oil tanks, septic or sewer lines, if you have them
