Buying in New Jersey moves quickly once you are under contract, and many of the most important decisions happen before you ever see a property. My role is to help you make those decisions with clear information, a realistic budget and a strategy that fits your life, not just the listing in front of you.
● How Buying Works
Every purchase is different, but the path is familiar. Here is what to expect from our first conversation to the day you get your keys.
We start with your goals, timeline, preferred towns and budget. We review New Jersey’s Consumer Information Statement together, talk through how buyer representation works, and put a written buyer agreement in place before we tour, so you know exactly how I work for you.
Connect with a lender to set a comfortable budget and get preapproved, so your offer is taken seriously the moment the right home appears. Cash buyers provide proof of funds instead. I can introduce lenders, and you are always free to choose your own.
I build a search around your priorities, watch new listings and price changes, and tour with you. We look past the photos at layout, condition, commute, taxes and resale, so every showing teaches us something about what you really want.
When you find the one, we study comparable sales and current competition, then structure an offer that balances price with terms: deposit, financing, inspections and closing date. When several buyers are competing, terms often matter as much as price.
Once the contract is signed, New Jersey’s attorney review period begins. Your attorney reviews the contract and may approve it, request changes or disapprove it, which ends the contract.
Under the standard New Jersey Realtor contract, attorney review commonly runs three business days, although attorneys may extend it. Legal advice always comes from your attorney.
Complete the inspections your contract allows. That usually means a general home inspection and, depending on the property, radon, termite, sewer line, oil tank, septic or structural reviews. We go over the findings together and decide what to ask of the seller.
Your lender completes underwriting and orders the appraisal. I keep every date in view, including your mortgage commitment deadline, so nothing slips while the paperwork moves.
Your attorney and the title company confirm clear title and resolve any liens. You arrange homeowners insurance, and flood insurance if the property needs it, and schedule utilities for moving day.
Shortly before closing, we walk the home together to confirm its condition and that any agreed repairs are complete.
You sign the final documents, funds are transferred, the deed is recorded and the keys are yours. Welcome home.

● Before You Start
A little preparation makes your offer stronger and your search calmer. You do not need all of this on day one, but the sooner it is in place, the faster you can move when the right home appears.
